We feel that the following coverages are the most important when it comes to Associations. The following are coverages that we would include for Homeowners Association with Property and Condo Owners Associations.

  • General Liability: Someone slips either in the community or in the building and injures themselves the General Liability would cover that.
  • Property (Building or Business Personal Property): This would be common areas, the exterior piece of townhome and some single family neighborhoods, but also the whole structure of a condo building. Other companies are starting to apply high Wind & Hail deductibles and unreasonably raising pricing.
  • Umbrella/Excess Liability: This would be additional liability coverage above and beyond the General Liability.  Due to increased litigation we are seeing an upward trend of 7 figure claims.
  • Fidelity & Crime Bonds: Misappropriation of community dues.
  • Data Breach/Cyber Liability: Do you allow your homeowners to make their monthly dues online and keep their account/card information in the system? Then this is a coverage that is needed. It will protect you in the event that your system is hacked and resident information is stolen.
  • Directors and Officers Coverage: Board members may be litigated against both collectively and individually for decisions made in their volunteer capacity.  This is a critical coverage to protect these individuals.
